What is an appraisal good for?

Determining an unbiased opinion of value.  This valuation is great for a dispute between hiers to an estate or divorcing husband and wife, determining the most probable and ideal listing price, evidence of value for a court proceeding, and determining if their is enough equity to include the real estate in a bankruptcy proceeding, among other.  The most important aspect of an appraisal is that the appraiser is unbiased.  Many people are going to have their ideas on value and motivations.  The appraiser is going to rely mostly on the market and evidence of what others have bought and sold similar properties for.

How long is a value good for?

This depends on the intended use of the appraisal.  If for financing purposes it is up to the Lender/Bank, most times not longer than 6 months.

How long does it take to get an appraisal completed?

Residential appraisals typically take less time than commercial appraisals.  After a property is inspected the report can be generated within 48 hours in most cases.  Commercial assignments can take up to 14 days.

How much do appraisals cost?

Residential assignment cost anywhere from $300 to $1000 depending on complexity.  Commercial appraisal $900 to $3000 typically.
